Utilities
Please make sure that all utilities have been transferred into your name on the day that your lease commences. Utilities include electricity, water, gas, and sewer if applicable. Below, please find a list of utility companies and their telephone numbers:

For those residing in Fishers, due to utility company regulations, the sewer bill will remain in CFS' name however you will remain responsible for the payment. The bills for Fishers residents will remain constant at either $26.00 per month or $33.55 per month depending on your subdivision. This payment is to be sent with your monthly rent check. Upon the signing of your lease, you will be advised of the monthly rate that applies to your property.
Repairs:

In the interest of keeping your property in the best possible condition, it would be appreciated if you would notify us promptly of any repairs that need to be made on your property. You may either contact us by telephone to report a problem or request service via e-mail. Upon receipt of the notification of the need for repairs, we will make arrangements with you to take care of any issue as soon as possible.

Filter Changes:
Please remember that according to your lease, you are required to change filters in your furnace every thirty days. By changing furnace filters regularly, fewer repairs will be needed on the units, the life of the systems will be extended, and the number of allergens in your home will be reduced.
Interior Maintenance:
CFS endeavors to provide its tenants with properties in excellent condition. While we want you and your family to enjoy the property as if it were your own, we would also like for you to care for the property as if it were your own. With this in mind, please note that upon the termination of your lease, you will be responsible for the cost to repair any damage to the property beyond "normal wear and tear".
Exterior Maintenance:
In addition to the care that you take to maintain the interior of your home, it is equally important that you maintain the exterior. Please be sure to mow your lawn on a weekly basis and to water during dry periods. Additionally, please keep the flowerbeds free of weeds and prevent the trees in your yard from becoming overgrown. By taking a few extra minutes each week when mowing to trim and weed, your property will remain attractive and you will avoid the costs of landscape work upon the termination of your lease.

In addition to regular mowing and lawn maintenance, tenants are also responsible for the treatment of the lawn. CFS has contracted with a company who provides this service at a substantial discount due to the number of properties that CFS owns and has added your property to the list. Lawn service is performed five times per year at a cost of $30.00 to $45.00 per application depending on size of yard and type of application. Once the service has been completed, you will receive an invoice for the cost of the service.
Rent payments:
Rent for each month is due on the 25th of each preceding month (according to the lease agreement). While there is a "grace period" of five days for payment, any payments not received by 5:00pm on the last day of the month will be considered late and your lease account will be subject to at ten percent (10%) late fee on any outstanding balance. To avoid any confusion or problems with the postal service, on the 26th of the month, a CFS representative will contact any tenant whose rent has not been received.  Please contact us for our mailing address. Additionally, a $50.00 NSF charge will apply for any check that is returned by the bank. Please note that should a check be returned for insufficient funds and not honored or replaced by another check prior to the expiration of the grace period, both the NSF and Late Charges will apply.

HVAC Spring Maintenance:

Although it may not seem like it, spring is around the corner and that means it’s time to have the annual maintenance performed on your air conditioner. Per lease agreements (See Section 5.6) bi-yearly HVAC Maintenance is required.  We ask that you contact Henry & Sons at 317-849-5089 to set up scheduled maintenance by the end of March 2005.    Please note, that you are responsible for maintaining your appointment and the incurred charges of such maintenance done to your air conditioner. The charges will be reflected on your next month’s rent invoice following the appointment.
